Spain is the brick country and most of that brick is in the hands of individuals. According to government data, up to 85%. With this premise, the world has scrutinized the data of the General Directorate of the Cadastre, an organ under the Ministry of Finance, to try to put figures and location on the map. According to the analysis, in Spain there are approximately 290,758 owners of 10 or more urban properties, a figure that does not include the Basque country and Navarra, as they have their own cadastral agencies.

That data includes both public owners and private owners. In fact, the Government considers that the latter add a residential park of around 150,000 homes and them would be the recipients - and main affected - for the measures of the housing law aimed at limiting prices.

Andalusia, Catalonia, Valencia or Madrid community are the autonomous communities in which a greater number of large homemade, according to the data analyzed. Most of them are distributed between Madrid, Barcelona and Valencia, which exceed 68,000 headlines, being the cities that register the highest number of owners with more than 50 homes.

Madrid and Barcelona are two of the cities that have most suffered in recent years the tension for the increased income, fruit of an imbalance between supply and demand that fired prices until before the pandemic.

The Coronavirus, however, supposed a turning point. Teleworking and the Paron of Tourism submitted pressure on demand and threw down the income, starting a trend that is maintained so far.

According to the latest data from the idealistic realist portal, prices in the capital were reduced by 7.7% last September, compared to the same month of 2020; In Barcelona, the descent was 7.3%.

Returning to the cadastral data, the Spanish Levante Zone concentrates 36% of the total of large holders, which are located mainly between the Valencian Community, Murcia, Balearicians and Andalusia. Except in Murcia, where prices rose in September 3.4% in year-on-year comparison, the rest of regions scored in this period decreases of -0.8%, -3.5% and -1.9%, respectively.

Murcia is also one of the regions with the lowest income of the country, attending to the portal records, which indicate that in the community 6.9 euros per square meter of monthly income are paid.

In the north, Galicia and Asturias also have an important figure of large owners, with more than 34,000 among the two communities.

However, large holders represent only 1% of the total owners of the Spanish real estate park, which the cadastre figures at almost 28 million. Most of them (15 million), only have a single house on property.

Spain is from the small holders that, for the most part, are distributed mainly by the so-called Spain emptied: Aragon, Extremadura and the two Castillas have six million, compared to 56,219 large owners located mostly between Toledo, Salamanca and Valladolid.
