Orientation for the housing market: The best real estate price maps

How are the real estate prices locally? The question drives both interested parties and private owners. Some real estate portals and brokers offer a special service: price maps, which enable an assessment based on a geographical map.

Real estate price maps provide an overview of what houses and apartments cost in specific regions. They provide buyers, sellers and interested parties with an overview of where to get what or what to pay for. The intriguing question of where the given prices come from can be easily answered: they are estimated prices. The location, size and age of the house or apartment are taken into account. Socio-demographic and socio-economic data also play a role, for example age structure, local purchasing power or transport infrastructure. In addition, some historical offer prices are fed into the algorithm. However, these are helpful in different ways, as a test by the German Institute for Service Quality shows.

This is due in particular to the level of detail: Not all maps show price estimates on several levels - some providers only provide information for entire blocks of flats, but not for individual houses or apartments. Only a few real estate price maps offer a differentiation between purchase and rental prices or a satellite view.

After all: A colored representation of the different price ranges is standard everywhere. In the analysis of the online service, the test winner achieves the quality rating of "good", three providers are satisfactory and another cuts off adequately. Markus Hamer, Managing Director of the German Institute for Service Quality, takes stock: "The real estate price maps on the Internet are very suitable for an initial orientation on the price structure. The estimated prices of the individual providers are not extremely far apart, so that users Users get a meaningful mean value through a comparison." Hamer adds: "If you want valid and accurate prices, you can't avoid hiring a broker or appraiser."

The test winner with the quality rating "good" is Immowelt. The provider convinces in the context of the Internet analysis with extensive topic-specific and helpful general information. The website offers price assessments at various levels of detail, right down to the individual house. User-friendly: After only two clicks, the basis of the price estimate can be viewed or a broker can be contacted.

Immoscout24 took second place with a satisfactory result. The provider scored particularly well in terms of usability, which is evaluated by trained users. The website content is extensive and structured. The map differentiates between purchase and rental prices; information on how up-to-date the displayed prices are is also available.

Scoperty is in third place, also with a satisfactory result. The website is clearly laid out and offers intuitive navigation. The real estate map provides price information at the deepest level of detail (houses and apartments) and also offers a satellite view.
