Munich (dpa / lby) - Rental prices in Bavaria continue to rise - albeit more slowly. Across Bavaria and in Munich, the average rents for new rentals of existing and old apartments increased by 10 cents per square meter compared to spring, as the real estate association IVD Süd announced on Tuesday. In previous years, the increases had sometimes been several times higher.

Overall, however, rental prices continued to climb and did not follow the turnaround on the purchase market, where prices had recently fallen for the first time in a long time, said IVD expert Stephan Kippes. He expects more moderate growth in the near future. In the area, there could possibly also be a decline in individual cities - but he could not imagine this in Munich.

According to the IVD, the Bavarian-wide average for the new rental of an existing apartment with good living quality was 11.70 euros per square meter in autumn. For apartments in old buildings with a good quality of life, it was 10.80 euros. The state capital of Munich continues to stand out when it comes to rents: EUR 19.10 per square meter for an old building and EUR 18.40 per square meter for an existing apartment.

When looking at the large and medium-sized cities in Bavaria, there are even negative signs in individual categories in individual cities, as expert Kippes said. Among other things, the price of existing apartments in Fürth fell by 1 percent and for old buildings in Nuremberg by 0.9 percent. However, the scatter is also significantly larger when viewed from this perspective, so there are also strong increases, as in the case of existing apartments in Bamberg, which rose by 4 percent.

According to the IVD, the cheapest apartments in old buildings among large and medium-sized cities were in Schweinfurt at EUR 7.70 per square meter, in Ingolstadt at EUR 9.10 and in Passau at EUR 9.80. The most expensive at 19.10 euros in Munich, followed at a clear distance by Erlangen at 12.90 euros and Regensburg at 12.50 euros.
